Creating a more dynamic, pedestrian oriented site plan involved breaking down the typical strip mall layout, creating engaging and intimate retail experiences. Rather than a single monolithic structure, various facade overhang and step-backs scale the buildings for pedestrians while also providing shaded gathering areas.

The relative simplicity of massing is differentiated by changes in materials. Repeated architectural elements, such as the overhangs unify the distinct masses. Large areas of transparency along the most prominent faces promotes visibility of activity for both interior and exterior.
