WHAT WE DO

POINT CLOUDS

3D point cloud scanning uses laser technology to capture millions of data points within a physical space. Each point records exact spatial coordinates, creating a highly accurate digital replica of the building or site. Using our Trimble X9 scanner, we collect this data quickly and efficiently - sometimes in just a few hours. The result is a comprehensive point cloud that can be viewed, measured, and analyzed from any angle. We host interactive 3D fly-throughs using the Cintoo hosting platform, making it easy for teams to collaborate remotely and access data from anywhere without specialized software. On desktop or tablet, please take a moment to explore one of our point clouds right here, and get your hands on the data that we use at the core of all of our work.

WE SCAN THINGS

We’ve invested in 3D scanning because we see where the architectural industry is headed. Our team is highly trained in both the hardware and software, with experience attending and presenting at national 3D scanning conferences. This work is led by our full-time 3D Scanning Field Manager, Trey Squares, who combines technical mastery with hands-on experience in on-site scanning, documentation, and advanced data processing. We provide our scanning clients with:

  • Industry-leading Trimble X9 scanning technology

  • A full-time, experienced 3D Scanning Field Manager

  • Clear, accessible deliverables

  • Hosted 3D models through Cintoo

  • Architecture-driven workflow and understanding

We don’t just capture data. We have a deep understanding of how it will be used, and we can provide customized representations in a variety of formats to meet each client’s needs.

WHO WE SERVE

COMMERCIAL REAL ESTATE TEAMS

For property managers, leasing agents, and real estate owners, 3D scanning provides:

  • Accurate as-builts for tenant improvements

  • Visual tools for marketing and leasing

  • Faster space planning and test fits

  • Clear documentation for future buildouts

Having a digital model of your property streamlines decision-making and improves communication with tenants, designers, and contractors.

ARCHITECTURE AND DESIGN FIRMS

Most firms don’t have the need to invest in expensive scanning equipment, the time it takes to learn the software, manage the workflow and hire the staff with the expertise needed to do the job well. We get that, which is why we team up with other architecture firms to help them get the benefits of a precise 3D scan without going all in. Our services offer:

  • High-accuracy base models for renovation and adaptive reuse projects

  • Faster project kickoffs with reliable data

  • Reduced risk of costly design revisions

  • Easy collaboration through hosted 3D environments

You get dependable as-builts without the overhead.

CONTRACTORS AND BUILDERS

3D scanning can be a powerful tool during construction to:

  • Document project progress

  • Verify installations against plans

  • Identify potential conflicts early

  • Create a digital record of completed work

This supports quality control, accountability, and smoother coordination across trades.

HISTORIC PRESERVATIONISTS

For preservation boards, municipalities, and advocacy groups, 3D scanning offers a non-invasive way to:

  • Document historic structures before renovation

  • Preserve digital records for future reference

  • Support review processes with accurate visuals

  • Reduce risk during sensitive restoration work

These scans provide a permanent record of historic conditions while respecting the integrity of the building. There are no invasive or destructive steps in the 3D scanning process. In most cases, the structure itself will not even be touched.

LET'S TALK

If this sounds like a service that can make your life or project easier and more successful, we’d love to talk to you more about it. No pressure, just a conversation about how accurate data can make your work easier. To get started, email Trey: T.Squares@DesignDevelopLLC.com
