How a Foundation of Partnership Catapulted the Most Recent Region Ten Project

We recently completed another project with one of our legacy clients, Region Ten, this time to help them build out a new Headquarters in downtown Charlottesville. This adaptive reuse project tackled an existing three-story building with previous commercial build out to provide customized, multi-use spaces for Region Ten and future tenants.

Previously Region Ten’s administrative roles were spread out across their different facilities, but with this new building, they will all be able to work together under one roof, fostering efficiency and promoting collaboration.
Renovating an existing building always presents complexities, but as an adaptive reuse project, this one required a strategic and thoughtful approach. The design carefully balances existing conditions with new interventions, achieving full compliance with Building Code and ADA requirements while elevating the overall functionality of the space.

Unlike past projects we’ve worked on with Region Ten, this was not a building with a medical or residential purpose, but an organizational one. We were able to work together to identify their internal needs and design a non-traditional office space that provided flexible gathering, lecture and conference spaces with operable partitions, as well as individual offices, breakroom and kitchen space and a warm, welcoming reception area.
The Region Ten Headquarters Project is a great example of what aligned partnerships can achieve. This 23,784 SF commercial renovation was successfully delivered ahead of schedule, with the space ready for occupancy in under a year - an impressive timeline for a commercial build out of this scale. We know that this outcome was only possible thanks to the ongoing collaboration between Design Develop, Region Ten, and construction partner, MartinHorn, whose shared trust and commitment continue to drive cost-efficient, high-quality projects. With a proven history of working together, all the teams maintained clear communication, rapid decision-making, and a cohesive workflow—key factors in delivering a fast-paced project with precision and confidence.

This new building will give Region Ten space to grow and dream even bigger, providing more critical services and value to the Charlottesville community. In the meantime, it also provides tenant space, making this growth process sustainable.
